Full Project QS
Your project is a significant investment, with decisions that deserve care. With an experienced QS alongside you and your architect, you can explore options, understand what they mean for your budget and move forward with greater confidence — from the first design conversations to the final account.

Confidence in the choices that shape your project
You want a project that fulfils your ambitions and makes good use of the money you are putting into it. That means understanding the choices ahead: where an investment adds value, where an alternative could work just as well, and which risks deserve attention before they become expensive problems.
Having your QS in agreed design discussions brings that advice into the conversation with you and your architect. Cost, quality and practical alternatives can be considered together, helping decisions move forward with less avoidable back-and-forth between consultants. You have someone who understands the thinking behind the drawings and raises commercial questions you may not know to ask.
Full Project QS provides that closer involvement, supported by detailed cost planning and reporting as the project develops. It can suit substantial homes, complex refurbishments and developments where the scale or uncertainty calls for sustained commercial support. Together, we agree the stages and meetings around the decisions your project needs.
Support through every stage of your project
The questions change as your project moves forward, but the care behind the advice stays the same. You and your architect have a continuing commercial perspective to help make choices, keep costs in view and understand where you stand.

The strongest decisions are made while there is still time to explore. You should be able to see what a design choice means for your budget, how it serves your priorities and whether another approach could offer better value without losing what matters to you.
With your QS in agreed design and client discussions, those questions can be worked through with the people shaping the project. Cost advice sits alongside the architect’s thinking, helping the team resolve options more quickly and giving you a clearer basis for committing. Practical alternatives and commercial questions are raised as the design develops, rather than left until prices come back.
That confidence is supported by a realistic starting budget, detailed cost plans, option appraisals and clear explanations of movements. As you approach tender, procurement advice, agreed pricing documents, a pre-tender estimate and analysis of returns help you compare contractors on a sound basis. Commercial queries and negotiations support an informed choice within the agreed appointment.
As work progresses, you want to know that your money is being spent on the project you agreed, and that payment requests and extra charges are receiving proper scrutiny. You have an experienced commercial adviser to help you understand the detail and challenge amounts that are not supported.
Applications are assessed against site observations, the work completed and the records supplied. Variations and relevant claims are examined against the applicable contractual basis, with questions raised and the recommended payment explained. This gives you a clearer view of what is properly due and a stronger basis for discussing it with the team.
A change record, monthly cost reports and a forecast of the final account help you see the effect of decisions before the final bill arrives. In agreed site, team and client meetings, that information becomes practical advice about risks, commitments and the choices ahead. You can respond with greater confidence, with support as commercial concerns emerge.
Your QS advises on costs and commercial matters; contract administration, Employer’s Agent and project management remain separate appointments.
Reaching the end of the works should bring a clearer understanding of the final cost and the matters still to resolve. With your QS alongside you, the remaining claims and figures can be worked through carefully, so you know where agreement has been reached and where a decision is still needed.
Outstanding variations and relevant claims are assessed against the records and applicable contractual basis. Negotiation with the contractor is supported within the agreed scope, with the position explained as discussions progress. Advice on retention and defects-related costs helps you consider the remaining commitments.
The assessed account and final cost report bring the outcome together, including a reconciliation against the budget and a clear explanation of unresolved items. You have the information and support to work towards closing the account, and useful lessons to carry into a future project. Specialist dispute work or additional involvement is agreed separately.
